AIRE offers urban-inspired studio, one-bedroom, and two-bedroom apartment homes in North San Jose, CA. With spacious floor plan layouts to choose from, there is an option to fit a wide range of lifestyles. All homes feature open-concept living spaces, floor-to-ceiling windows, quartz counters, stainless steel kitchen appliances, and in-home full-size washer and dryer sets.
You can apply online at any time through our secure application portal at aireliving.securecafe.com, or in person at our leasing office. Our application process is simple and secure. Most applications are reviewed within 24 to 48 business hours. Once approved, our team will reach out to walk you through the next steps, including move-in details and signing your lease agreement.
Yes, we do accept qualified co-signers on a case-by-case basis. A co-signer must meet the income and credit qualifications and will be equally responsible for the terms of the lease agreement.
Applicants at AIRE typically need to provide a valid government-issued photo ID, proof of income such as recent pay stubs or an offer letter, and contact information for previous landlords. Self-employed applicants may be asked to provide tax returns or bank statements. To learn more about what documents are required during your move-in process, contact our leasing team.
Security deposits vary; residents may also use the Jetty Deposit Alternative Program to reduce upfront costs. Contact our leasing office to learn more about security deposit costs and payment options.
No minimum credit score is required at AIRE. Approval considers a combination of income, rental history, debt-to-income ratio, and background screening results.
Residents at AIRE must have a gross monthly income of 2.5x the base rent. For residents with multiple leaseholders, combined income is accepted. Contact our leasing office for more information on income requirements at our community.
Pricing & Fees
Rental rates at AIRE vary by floor plan, floor level, and availability. AIRE offers studio, one-bedroom, and two-bedroom homes across more than 40 layouts. We encourage you to visit our website or contact our leasing office for current pricing, as rates are updated regularly to reflect availability and market conditions.
At move-in, residents are typically responsible for a security deposit, the first month's rent, and any applicable administrative fees. Our leasing team at AIRE will provide a detailed breakdown of all charges before you sign your lease. Call us with any questions.
Water and sewer are included in your monthly rent. Residents are responsible for setting up and paying for electricity and internet service directly through the applicable providers.
Yes, there is a non-refundable application fee per applicant at AIRE. This covers the cost of background and credit screening and is collected at the time of application submission. Call us for the current fee amount.
We understand things change and that’s why we have an early lease termination clause in every lease agreement. Simply give the office a written 60-day notice to vacate and pay a lease termination fee equal to two-months' rent. Any concessions received for your current lease agreement will also be required to be paid back.
Rent is paid online through the resident portal, which redirects to the BILT payment system.
Pets
Yes, AIRE welcomes pets. We understand that pets are part of the family and have designed our community with them in mind. AIRE features an on-site dog park, and our spacious apartments with floor-to-ceiling windows give your furry family members plenty of room to roam. We also neighbor River Oaks Park, Moitozo Park, and Thamien Park for easy outdoor adventures.
AIRE welcomes cats and dogs, with up to 2 pets per apartment. The following dog breeds are generally prohibited: Akita, American Staffordshire Terrier/Bull Terrier (Pit Bull), Presa Canario, Chow Chow, Doberman Pinscher, German Shepherd, Great Dane, all Husky and Malamute breeds, Rottweiler, and wolf/restricted breed mixes. Any mix of these breeds is also not permitted. There is no maximum weight limit. Service animals are generally exempt regardless of breed.
AIRE residents are permitted to have up to two pets per home. All pets must be registered with the leasing office and approved by management at the time of move-in or upon adoption during your tenancy.
There is a $500 refundable pet deposit per pet and a $50 monthly pet rent per pet. We welcome both dogs and cats.
We ask that all pet owners provide current vaccination records and, for dogs, a photo of the pet at the time of registration. Residents with assistance animals may be required to submit appropriate documentation in accordance with fair housing guidelines.
Parking
Parking is included with rent at Aire. Studios and 1-bedroom apartments come with one assigned parking spot, while 2-bedroom apartments include a tandem-style space for two vehicles.

At this time, we do not offer additional parking spots for rent. However, there are a limited number of EV parking spaces available for lease (strictly for electric vehicles), and additional motorcycle parking is available in the garage on a first-come, first-served basis.
Yes, designated guest parking is available throughout the AIRE community. Guests are welcome to park in clearly marked visitor areas.

AIRE offers upscale community amenities including a resort-style saltwater pool, cabanas, sundeck, spa, fire pit, outdoor grills, and a 24/7 fitness center with cardio, free weights, Pilates, yoga, and TRX. Residents also enjoy a clubroom with fireplace, demo kitchen, conference room, dog park, EV charging, and 24/7 emergency maintenance. Every apartment features open-concept living, floor-to-ceiling windows, quartz counters, stainless appliances, full-size washer/dryer, Nest thermostats, private patio or deck, and central AC and heat.

AIRE offers both self-guided and leasing associate-led tours. You can book a self-guided tour online at any time or call us to schedule a personal tour. Our leasing office is open Tuesday through Friday from 9:00 AM to 6:00 PM, and Saturday from 10:00 AM to 5:00 PM. We are closed Sunday and Monday.
